Mountain Street Mount Holly Springs, PA 17065

Most buyers looking for land near Carlisle run into the same wall: small lots, high prices, and a pile of competing offers. This tract flips that. The seller is motivated, and the property is priced so the buyer sets the pace. Be the only offer on the table, offer a little more, or come in clean with no contingencies. The choice is yours, but the opportunity goes to whoever moves first. The property is 14.48 wooded acres on the mountain just southeast of Mount Holly Springs in Cumberland County, Pennsylvania. It is a long, narrow tract running from the end of Mountain Street up onto the north slope of South Mountain, with a draw through the middle and hardwood benches on either side. The timber is what buyers look for: tall, straight white oak, red oak and chestnut oak, with pockets of white pine and open fern benches underneath. That stand has real value for a buyer who wants to manage it, harvest it down the road, or let it keep growing. What surrounds this tract is what makes it special. Directly across Route 34 sits the Mount Holly Marsh Preserve, about 900 acres of county-owned forest and wetland that will never be developed. To the east, the Appalachian National Scenic Trail runs through a protected corridor about two miles away. Beyond that are State Game Lands 305 and Michaux State Forest. You are not buying 14 acres surrounded by houses. You are buying 14 acres tied into thousands of acres of permanent mountain habitat, and the deer, bear and turkey that live there move through this ground, and there are lots of them! The wildlife is not a guess. Trail cameras on the property have captured black bear in summer, a strutting longbeard in April, mature bucks in September, and two bucks locked up fighting in late December. Oak mast feeds game every fall, and the fern benches give bedding cover close to the food. A stand location and a dug-in water hole are already in place. The best part, you have to walk up hill to get in, but once you harvest your deer, its all down hill from there! Easy dragging is what makes hunting fun! Furthermore, the one who buys this and puts in their own trail for an ATV, you win and add future value!Access is handled. A recorded Right-of-Way and Maintenance Agreement gives this parcel access off Mountain Street. The agreement runs with the land. It allows foot and vehicle traffic, construction equipment, timbering equipment and utility vehicles. It also allows underground utilities across the easement, including public water, public sewer, electric, gas, cable and internet. That matters to anyone considering a cabin or home someday, subject to borough zoning and permitting.Carrying costs are almost nothing. The property is enrolled in Clean and Green, and 2024 taxes were about $29. You pay for the land and that's it, not everything else! You are minutes from Carlisle, I-81 and the PA Turnpike. Pine Grove Furnace State Park, Kings Gap, and trout water on the Yellow Breeches and Mountain Creek are close by.Wooded mountain ground this close to town, backed by protected land, does not come up often. If you have wanted your own place to hunt, camp, hike, hold timber, or build on later, this is the one to walk now. Don't wait, with a motivated seller, you could be hunting this before the end of the rut!
